Before listing any plot, we conduct a formal land search at Eldoret Lands Registry. We verify the seller's ownership and confirm the title is clean — no cautions, no encumbrances. You can also do your own search through your advocate.

Buyers pay no agency fees. Our commission is paid by the seller. The only costs to the buyer are the land price, stamp duty (4% for non-first-timers), advocate fees for the transfer and the title deed registration fee.

Some of our sellers accept instalment payment plans — typically 50% deposit and balance within 90 days. This is negotiated case by case. Let us know your situation and we'll advise on options.

Title transfer at Eldoret Lands Registry typically takes 30–60 days from payment. Our advocate partners manage the process end-to-end and will keep you updated throughout.
